What exactly does portfolio management cover?
It covers the whole life of a tenancy: marketing, referencing, right to check, deposit protection, rent collection, inspections, repairs and the paperwork that sits behind all of it, across every property you hold with us.
Do you manage single properties or only portfolios?
Both. Most clients start with one flat or house and add to it over time. If you hold several units, we run them as one account with a single statement covering the lot, which keeps the paperwork tidy.
How do you handle rent arrears?
We chase rent from the day it falls due, in writing, with a clear timescale. If a payment plan is needed we set it up and monitor it. Anything beyond that we bring to you before taking further steps.
Are you tied to a particular lender or mortgage broker?
No. We manage the letting side only and do not give mortgage or tax advice. We are happy to work alongside your broker or accountant and to pass on figures they ask for.
Which parts of the country do you cover?
We work across mainland England and Wales, with the strongest cover in the cities and large towns where we already have trusted contractors on hand for repairs and safety checks.
What fees should I expect, and when do I pay them?
Fees are agreed in writing before we start. There is a set percentage of rent collected each month, plus any agreed charges for things like a new tenant find. You pay from rent as it comes in, not upfront.
